Schematic Design
We take your program of requirements and sketch rough, conceptual drawings — light on detail, but clear on how each space relates to the next. This is where we begin thinking about structure, mechanical and electrical systems in broad strokes.
Design Development
Once the schematic direction feels right, we refine it — choosing materials, colours and the specific structural, ventilation, plumbing and electrical approach. These drawings are often what you’ll use for permits, presentations or fundraising.
Construction Documents
We add the level of detail a contractor needs to actually build the design, coordinating structural, mechanical and electrical engineers so their work doesn’t conflict — and writing the specifications that set the quality bar for every component.
Bidding & Negotiation
We guide you through the bidding process and help award the contract to the right builder — answering bidder questions and clarifying drawings so every contractor is pricing the same project, fairly.
Contract Administration
Once ground breaks, we stay on site at regular intervals, making sure the building matches the design intent, resolving surprises as they surface, and issuing change orders when the scope or cost needs to shift.
